Village at Madison homes approved in historic district near downtown

MADISON — A developer of The Village at Madison said residential construction could be underway within the next 60 days after city officials signed off last week on the development’s final plat approval.

The Village at Madison is an 18-acre mixed-use residential and commercial development surrounding Historic Main Street in the city of Madison.

Last week’s action by the Mayor and Board of Aldermen cleared the way for construction to begin in the development that will feature restaurants, 60,000 square feet of retail business and professional office spaces in addition to 46 zero lot line residences.

The development is located adjacent to the Madison Justice Complex and will be accessed from both Main and Crawford streets. 

“Cobblestone streets, iron railings and gas lighting will serve as signature elements of the development,” the Villages at Madison website says. 

The Villages at Madison is being developed by Main Street Investors comprised of partners Dr. Michael Manning of Ridgeland, Lee Stafford of West Point and Mark Castleberry of Starkville and has been in the works since approximately mid-2018.

The first commercial tenant, The Half Shell Oyster House, opened in The Villages at Madison last September.

Castleberry said developers are hopeful that residential construction will begin within the next 60 days, including 12 single-family houses and nine townhouses.

“Thirty-one of the 45 lots are under contract,” Castleberry said. “We are very excited.”

Castleberry said some of the lots are under contract with builders while others are under contract with homebuyers who will choose an approved builder.

Developers said they are in negotiation with other commercial tenants.

“We have two strong prospects,” Castleberry said of potential commercial tenants. “We are continuing negotiations with others and with initial inquiries.”

Castleberry said he encourages people to drive through the development and check it out.

“The streets are paved,” he said. “A sign is about to go up, so we are excited about our development in Madison. We enjoyed working with the city.”
