Expedition Point, a residential development under construction on the Ross Barnett Reservoir at Brown's Landing, has a Spring 2021 competition date, developers have announced.

Frank Perkins, a spokesman for the development, said that it will be developed in three phases and upon completion will consist of 200 single-family homes as well as neighborhood-friendly resources in the boat landing area, such as dry dock storage, general store, fuel, and a restaurant. 

Perkins said that they began construction on phase one on Monday, Oct. 5. He said the first phase is set to consist of three gated entrances, a multi-use ball field, walking trails, a playground and 50 or more residential single-family lots. 

“Expedition Point is being developed as a lakeside residential community with an emphasis on outdoor activities and a relaxing lifestyle,” Perkins said. “Situated off the historic Natchez Trace Parkway, Expedition Point is set among magnificent hardwoods and pines overlooking 33,000 acres of water.” 

The development is located at the intersection of the Natchez Trace Parkway and Highway 43 in Madison County.

Future phases are expected to include an outdoor amphitheater, clubhouse and pool as well as improvements to the existing boat landing area.

Madison County Economic Development Authority Executive Director Joey Deason said that infrastructure and residential developments can be an under-appreciated aspect of economic development 

“A lot of people think of jobs or investments when they think of economic development but it includes so much more,” Deason said. “Neighborhoods really improve quality of life. I hope this new development does well and we will do our part to continue to encourage citizens to move here.”

The Pearl River Valley Water Supply District approved the development in April of 2019.

Expedition Point Development LLC is run by managing partners Frank Perkins and Mark Frascogna.

Phase I lots vary in size from 6,500 square feet to 20,000 square feet while home sizes will range between 2,000 square feet for Cottage Homes and up to 5,000 square feet for Estate Homes. Nine lots in phase one will be located along the waterfront, with an additional seven lots located across the waterfront drive, facing the water.

Phase II will include a 4,000 square foot clubhouse along the water which will offer various amenities such as a pool, covered pier, and indoor spaces suitable for neighborhood events as well as special functions such as weddings. 

Lot reservations are currently being taken for Phase I.
