Spec building nearing completion at Mega Site

Economic development officials are hunting for new industries to call the Madison County Mega Site home as the 100,000 square foot Agron spec building nears completion.

Madison County Economic Development Executive Director Joey Deason the spec building is in its final stages. He said his office has fielded four or five requests in recent weeks from companies looking to move into an existing building and has provided information to two legal firms that help companies look for such locations.

“We have provided them with information,” Deason said.

Deason said he cannot reveal the companies that have reached out at this time but said they are in such industries as warehousing and distribution, food manufacturing and auto manufacturing.

The 100,000-square-foot building still has work to be done based on the tenant. The building has about 32-foot ceillings but the floor remains dirt. Deason explained that depending on who decides to move into the building they may require floors of a certain thickness or need to dig a pit to accommodate certain machines or equipment.

The tenant will also have to decide how to fit out the building with gas, water, sewer and electricity. Deason said the building as currently designed could expand to as much as 300,000 square feet.

Deason said the advantage of the building is “speed to market.” The facillity will also benefit from its proximity to the Entergy substation on the mega site.

The spec building is owned and was built by Agron, LLC, a partnership between Ergon and Illinois-based Agracel. the building was first announced in May of 2020.

Currently at the mega site is the recently opened Amazon Fulfillment Center opened in August of this year. It is designated “Jan 1” in reference to the Jackson-Medgar Wiley Evers International Airport and is the first robotics sortable facility in the state of Mississippi.

The goal is for the facility to employ as many as 1,500 employees.

Deason said the spec building and the Amazon facility are just the beginning of what is possible out at the mega site.

Deais is pursuing nine projects that represent a total $6.8 billion investment in the area.
